TIC Hold Periods

TIC properties are typically held for periods ranging from 3 to 10 years. The hold times depend on the type of property, market economics, and when the TIC owners decide to sell the property. Usually it requires a 100% agreement of the TIC owners to sell the property but in many instances there is a clause in the TIC Agreements providing for a super majority of the TIC owners to have the right to buy out a hold-out owner (one who votes against the majority).

Below is an average of the hold times of TICs by property type since 2002:

	Residential	3 to 6 years
	Assisted Living	3 to 6 years
	Retail	4 to 7 years
	Office	5 to 8 years
	Industrial	6 to 10 years
	“Big Box”1	7+ years
